Q. Can you do a loan for me to buy land using my Texas Vet eligibility?
A. No. The Texas Veterans Land Board does not allow outside lenders to do the land only portion of its programs.
The VLB does land only loans directly from its offices in Austin.
Q. Can I use the home loan program to purchase a mobile home?
A. No. The Texas Veterans Land Board does not allow mobile homes.
Q. Can I refinance my home using a Texas Vet loan?
A. No. The VLB programs do not allow refinances using its programs.
Q. Are there any discounts for service-related disabled veterans?
A. Yes, if you are at least 50% disabled and have VA paperwork to support it. The current discount is 0.35% subtracted
from the posted rate.
Q. Are there other discounts available?
A. Not at this time. The 15 year and Service Era discounts have been suspended by the TVLB.
Q. Are there lower rates for fifteen year mortgages?

Q. How often does the Texas Vet interest rate change?
A. The interest rate changes every Friday at 5:00 p.m. Central Time.
Q. What is the Energy Star program as it relates to Texas Vet loans?
A. Basically, the TVLB requires an Energy Star inspection and Certificate on any newly constructed home purchased
with a Texas Vet loan. For more information, click on the Energy Star tab on this page.
Q. Do I have to live in San Antonio for you to do my loan?
A. No. I can close your VA or Conventional TVLB loan anywhere in Texas
Q. I am a surviving spouse of a deceased Texas Veteran. Can I qualify?
A. Yes, if your spouse died in the line of duty or from a service-related cause. If you have more questions

Q. I had a Texas Vet loan previously. Can I use it again?
A. Yes. Provided you paid off the original loan, you may use the program again. You must
meet the lender's underwriting guidelines for credit approval on the new loan.
